Potential C/M Properties 1 & 2

290+ ACRES. WAREHOUSE POTENTIAL

Slightly close to the Salton Sea yet... could work out

While S.B.G - CIG is Las Vegas based in USA (Nevada) connected to New York City & a grid outward. Coachella & Arizona, separate from San Diego or outside San Francisco have options

We need to expand internal options to void external reliance for Manufacturing

24 Million + renovations then warehouses + guest workers residences creating a micro town could work here. NB-OT Labs think it is lot of money. We see options & vast potential which cancel out "lot of money"

A second Ranch exists. Could be used for more C/M Warehouses in California

With Coachella we can do indoor - outdoor manufacturing. Indoor storage lock ups on materials to keep costs in check with automation then skilled jobs

Preference on a managed two properties then after initial hopefully under US $750 Million effort we can accomplish equivalent to 5+ Billion on-site. Hurricane prepped properties

Finding properties with enough accerage is hard. Just under 600 acres. We need!

VINTAGE 60'S CALIFORNIA. OUTDOOR - INDOOR

Palm Springs Airport example. So we mock a vintage - modern on California land + tax

PALM SPRINGS AQUIFIER IS GOOD. SALTON SEA = NOT GOOD

Arizona & Nevada like other States have air - ground & water quality management concerns locals & guests have to adjust to in order to void short or long term health concerns

You can manage & void yet risks can be worse than 60 years of chain smoking & direct UV skin damage. Dust in the air. Unsettled dust storms & after Hurricane or Monsoon effects

"People still successfully live there into old age if they manage the concerns effectively"

Research indicates that communities surrounding the shrinking Salton Sea face severe health risks from toxic, dust-filled air, with a high incidence of asthma and respiratory illness, particularly in children. While studies highlight potential long-term cancer risks from heavy metals like arsenic, nickel, and selenium in the air, the most immediate and documented impact is acute pediatric asthma.

Key Health Impacts and Findings:

• Respiratory Crisis: Nearly 1 in 5 children in the northern Imperial Valley near the Salton Sea has asthma, a rate far higher than the national average.

Diminished Lung Function: Children living within 7 miles of the Salton Sea experience significantly reduced lung growth compared to peers living further away.

Toxic Dust Composition: Exposed lakebeds release dust containing harmful substances, including arsenic, nickel, chromium, and selenium, which can lead to inflammatory and potentially carcinogenic effects.

Hydrogen Sulfide Exposure: Residents frequently encounter hydrogen sulfide emissions that exceed California air quality safety limits, causing dizziness, headaches, and respiratory issues.

Long-Term Cancer Risks: Preliminary studies on selenium-containing aerosols in the region suggest a potential link to airway inflammation and lung cancer, prompting calls for further study on the long-term cancer risks for local residents.

Environmental and Demographic Context:

• Shrinking Sea: The lake is receding rapidly, creating a larger "playa" (exposed lakebed) that produces toxic dust, which can affect surrounding air quality.

Vulnerable Populations: Surrounding communities, largely composed of low-income, Indigenous, or Latinx residents, bear the brunt of the pollution.

Multiple Pollution Sources: While the dust from the sea is a major factor, air quality is also affected by agricultural pesticides, diesel exhaust, and regional mining.

California is actively restoring the Salton Sea through the Species Conservation Habitat (SCH) Project, a 10-year plan focused on building shallow ponds and wetlands to suppress toxic dust and restore wildlife habitat as the lake recedes. Over $500 million in state and federal funding supports these efforts, including the 4,110-acre SCH project near the New River

Key Restoration Strategies (2025-2026)

• Species Conservation Habitat (SCH) Project: The main project, constructing interconnected ponds and bird habitats on exposed lakebed (playa) to mitigate ecological damage.

Dust Suppression: Utilizing water, vegetation, and structural barriers to cover exposed, toxic lakebed and reduce air quality impacts on surrounding communities.

Water Management: The state began flooding the East Pond Expansion in 2025 to create vital habitat, marking a major milestone.

Infrastructure Improvements: In 2026, California launched a new Salton Sea Conservancy to manage long-term restoration and infrastructure projects.

Challenges and Partnerships

The Sea, California's largest inland lake, has been shrinking due to reduced agricultural runoff, leading to high salinity and air pollution. The project is a collaboration involving California state agencies, federal partners, and the Torres Martinez Desert Cahuilla Indians.

Background Information

• Primary Goal: To manage the environmental and public health impacts of the shrinking sea.

Target Habitats: Providing, protecting, and enhancing wetlands and aquatic habitats for fish and birds.

Timeline: The Salton Sea Management Program is implementing projects under a 10-year plan starting from 2017/2018 onwards.

"Keep a face mask like Covid 19. Dust out wear it. Dust settles take it off. Careful on sun & dusty air exposure. Breathing in carcinogenic dust particulate is like eating or drinking the same. Early death & self inflicted with or without knowing. Cancer & UV rays. Bring the death on please! Give me death!"
